Zillow.com zestimates Too Inaccurate to Set Listing Price

Zillow.com value estimates ("Zestimates") are not very good. For Phoenix Arizona, 28% of their "Zestimates" are off by 10 percent or MORE. Yikes! If your home is worth $200,000, there's a 28% chance Zillow.com will tell you it's worth more than $220,000 or less than $180,000.

       Zillow uses a circular radius versus specific neighborhood or streets to determine comparable saes data. Yahoo Real Estate uses the same circular radius. In our market, The Woodlands, homes can range in price from $600K to $1MM within one-quarter mile radius. There is no substitute for the value that a knowledgeable Realtor brings to the listing presentation!
